BOMA Benchmark

Commercial properties are fundamentally driven by data. Comparing your building's numbers with others in the community is crucial for evaluating operational efficiency from an expense perspective. Our Benchmark Survey gathers local expense data, offering insights categorized by region and building class in the final BOMA KC Benchmark Report.

    DATA COLLECTION DETAILS

BOMA KC partners with eAutoFeedback, LLC, a third-party vendor, to conduct this electronic survey/data collection process which includes a summarization of the responses received. Please note, that to protect the anonymity/confidentiality of the data we receive, we will not be releasing the names or addresses of any properties submitted to the BOMA KC Benchmark Report Survey.

Additionally, we realize that management fees are considered an expense; however, BOMA, as a not-for-profit 501(c)(6), is prohibited by our not-for-profit federal tax status from facilitating any dialogue or discussion of what is charged for these services. Since this would be an antitrust compliance issue, management fee information will not be collected.

    HISTORY OF BOMA BENCHMARKING

For nearly a century, BOMA's Office Experience Exchange Report (Office EER) was the industry's most trusted benchmarking resource for office buildings. In 2015 the database expanded to also include industrial properties. These interactive reports offered accurate and comprehensive income and expense data to evaluate and refine operational strategies, build better budgets, assess new markets and identify opportunities for cost savings that can drive a more profitable bottom line for commercial properties. BOMA International discontinued the EER in 2020, prompting BOMA KC to launch the Local EER in 2021. Between 2023-2025 BOMA, IREM, and NAA partnered to provide the Income/Expense IQ benchmarking program. In 2026, BOMA KC reintroduced the Local EER as the BOMA Benchmark.
